Winter Maintenance Supplies - Time to Stock Up

As autumn transitions to winter, property managers, building superintendents, and custodial staff across the boroughs face some demanding operational shifts. From heavy snowfall and ice management to heating system upkeep to dealing with seasonal pests, maintaining a well-stocked inventory of supplies is essential for resident safety, regulatory compliance, and structural protection. Here are some essentials:

Snow Stuff

Slip-and-fall incidents are a major liability for multifamily properties, so snow and ice management must be a top wintertime priority for building maintenance staff. New York City Administrative Code mandates that property owners clear snow and ice from sidewalks within specified timeframes following a snowfall. To meet these rules, building staff must have a dedicated supply of melt agents and removal tools on hand and ready to deploy:

Ice Melt: Calcium Chloride performs better at sub-zero temperatures than sodium chloride (aka old-school rock salt) and is less damaging to masonry over time, but it can be irritating and even dangerous to pets; buildings with heavy dog traffic can substitute a Magnesium Chloride or Calcium Magnesium Acetate-based product near main entranceways to reduce slip-and-fall risks while also being easier on paws and pavement.

Shovels & Pushers, Choppers & Scrapers: Buildings should have heavy-duty, broad-blade snow-pushers and ergonomic metal-edged lifting shovels to clear high-traffic entranceways quickly, as well as heavy-gauge steel ice scrapers to break up stubborn ice patches along curb cuts, fire escapes, and sidewalk vaults.

Heating System Upkeep & Boiler Room Supplies

Officially, the city’s heating season runs from October 1 through May 31. Under NYC Housing Maintenance Code regulations, landlords—including co-op boards—must maintain a minimum 68F indoor temperature during the day (when outdoor temperatures drop below 55F) and 62F at night. Boilers, steam lines, and radiators require continuous monitoring and immediate maintenance supplies in order to catch problems early and avoid heat disruptions during the coldest months:

Replacement Vents & Valves: Steam air vents frequently clog or fail during initial seasonal startups, causing heating delays or water leaks. Buildings should have the following supplies on hand to prepare and fortify their system before and during heating season:

Boiler Feedwater Treatment Chemicals: Anti-scaling and anti-corrosion treatments to preserve boiler tubes and heat exchangers during peak continuous operation.

Pipe Insulation Sleeves: Fiberglass or closed-cell foam pipe wrap to protect exposed water pipes in unheated basements, crawlspaces, or utility closets from freezing during cold snaps.

Combustion & Fuel Oil Filters: Spare fuel oil filter cartridges and strainer gaskets for oil-fired or dual-fuel heating systems.

Lobby Protection & Cleaning

Winter conditions bring slush, mud, salt residue, and moisture directly into interior spaces, creating slip-and-fall hazards and damaging carpets, stone, and hardwood finishes. The following can help minimize tracked-in grime and surface damage:

Heavy-Duty Walk-Off Mats: Set down modular rubber-backed entrance mats in vestibules and outer lobbies to capture water, mud, and salt before foot traffic reaches interior halls and other common spaces.

Neutral Floor Cleaners & Salt Neutralizers: Specialty chemical cleaners designed to dissolve alkaline ice-melt residues without stripping floor waxes or dulling marble and terrazzo finishes are a lifesaver, both during the slushy season and afterward.

Wet-Dry Vacuum Cleaners: Commercial-grade shop vacuums with high-capacity tanks are great for rapid cleanup of melted snow accumulation in vestibules and elevator pits.

Weatherization & Seasonal Pest Control

Gaps, cracks, and other compromises in your building envelope not only increase building energy costs, but also give rodents and other warmth-seeking pests easy access. Some steps for sealing those points of entry are:

Door Sweeps & Weatherstripping: Heavy-duty rubber door sweeps for exterior service doors and garage entries prevent both chilly draft infiltration and pest entry.

Copper Mesh & Expansion Foam: Steel wool, heavy copper mesh, and pest-barrier expanding polyurethane foam help seal pipe penetrations, utility entries, and basement foundation cracks.
