FirstService Residential Appoints New  
VP for New Development Division 
A press release from property man- 
agement firm FirstService Residential  
announces the promotion  of  Jeffrey  
Poirot to vice president of the company’s  
New Development Consulting and Prop- 
erty Management Division.  
In his new role, Poirot uses his lead- 
ership, strategic planning, and analytical  
expertise to establish efficient property  
operations  in complex, mixed-use resi- 
dential buildings that include luxury ho- 
tel  and  retail  components.  He  currently  
oversees the property management teams  
at Baccarat Residences, The Beekman  
Hotel and Residences, The Plaza Hotel  
and Residences, 53 West 53rd Street, and  
432 Park Avenue, notes the release, add- 
ing that Poirot and members of the New  
Development Group collaborate with the  
development, architectural, amenities,  
construction, legal, and sales teams of  
both ground-up and conversion proper- 
ties throughout the entire project life- 
cycle. 
The company reports that Poirot cur- 
rently provides pre-development con- 
sulting services for One Wall Street—the  
largest office-to-condominium conver- 
sion in New York City history, which will  
include more than 500 condominium  
units and 170,000 square feet of retail  
space. He previously consulted on the  
condominium conversion of The Parker  
Hotel and the rebirth of the Waldorf As- 
toria.  
Poirot comes to his new position with  
more than 20 years of experience in  
luxury property management, sales, and  
owner relations, says the release, includ- 
ing senior executive and sales positions  
at several of New York City’s most luxuri- 
ous hotel residences. He earned a degree  
in Hotel, Restaurant, and Institutional  
Management from Pennsylvania State  
University. 
Development 
NOVA Condo in Queens Tops Out 
As reported in local outlets

, construction has  
topped out on NOVA, SB Development  
Group’s 24-story condominium tower at  
41-05 29th Street in Long Island City,  
Queens. Sales for the 86 units were ex- 
pected to launch in late January, but the  
exact date was yet to be determined at the  
time of this writing.  
The condos, which range from studios  
to three-bedroom layouts, will be atop  
a ground-floor retail space. The notable  
wedge-shaped design of the building, by  
New York-based Fogarty Finger, limits  
each floor to five units.  
According to  
New York YIMBY 
, the  
ground floor features floor-to-ceiling  
windows, with a typical punched window  
system beginning on the second floor.  
The top floor will feature an open-air  
roof deck and indoor lounge with pan- 
oramic views of the Long Island City sky- 
line. Additional amenities will include a  
library with an attached terrace, a fitness  
center, a children’s lounge, pet grooming  
areas, and bike storage.

 notes that along with the  
sales launch date, pricing for the units  
has not yet been announced; what is  
known is that Modern Spaces, a real es- 
tate agency based in Long Island City,  
will handle the sales exclusively.  
City Realty projects prices to start at  
$600,000 for studios, $760,000 for one- 
bedrooms, and $1.5 million for two-bed- 
rooms, says

. No word on the  
coveted three-bedroom layout pricing.  
Front & York Secures Three More   
Commercial Leases 
The  developers  of  DUMBO  mixed- 
use condo tower Front & York inform us  
that they will be welcoming three more  
commercial establishments to the retail  
portion of their property.  
In addition to the Devoción café and  
Life Time fitness center scheduled to  
open later this year, Front & York resi- 
dents and their neighbors will also have  
a new, two-level CVS, a Lazy Sundaes  
bubble tea shop, and a bilingual French- 
English daycare and preschool called Pe- 
tits Poussins DUMBO. 
Jason Schreiber, Principal, Invest- 
ments  of  CIM  Group,  co-developer  of  
the project, says in a statement about  
the leases, “Front & York is a residential  
development of the highest caliber and  
we are proud to partner with retailers  
that will similarly provide a best-in-class  
lifestyle experience in DUMBO. The ad- 
dition of CVS, Lazy Sundaes, and Petits  
Poussins, coupled with Life Time and  
Devoción, will complement the full-ser- 
vice lifestyle offered at Front & York and  
help strengthen the dynamic retail col- 
lection in the neighborhood.” 
The three new retailers are slated to  
open by the end of the year.
